Our fees are the lowest in the sector: for sales, 3% (plus 21% VAT) to the seller, and for rentals, one month's rent (plus 21% VAT). We propose that the tenant receive 50% and the owner the remaining 50% for intermediation, management, and real estate services advice.

We offer this free valuation service to help our clients determine the value of their property. This service shortens the decision-making process for putting a property up for sale or rent, and reduces the time the property remains on the market or for rent.

Exclusive property search services for buying, selling, and renting for international and discerning clients who require prompt action and for whom time is of the essence (private clients, companies, embassies, etc.). We offer this service to clients who need highly specific, tailor-made, and exclusive properties. Our advice and consulting are geared towards clients unfamiliar with Madrid City and the Madrid Region, or those who are in a timely manner.
Sale of bare ownership - sale with life usufruct
INVESTORS: Increasingly, we have older clients who choose to sell their apartments with a lifetime usufruct (selling the bare ownership) so they don't have to move from their familiar surroundings. We also have clients who don't need a property for several years (for the future, for their children) and opt for this type of transaction. It's a great investment for both the seller and the buyer. Property management for rentals
We have started offering property management services for rental properties for owners who live outside of Madrid or abroad. It makes the day-to-day management of a rental much easier for tenants, as they have a helping hand nearby to fill in for the absent owner.
For the absentee landlord, having a trusted person to manage the property and the tenant provides great convenience and peace of mind. As soon as the apartment becomes vacant, we find a new tenant. In the 23 years we've been running our real estate agency, we've had a good eye for finding the right tenants.
We do a very thorough and efficient job, so much so that our tenants and landlords have always been very satisfied. We offer this service at a cost of 7% (plus 21% VAT) of the annual rent.
Energy performance certificate for renting or buying - real estate service and management
We offer Energy Performance Certificates for rentals and purchases. Regulations stipulate that, as of June 1, 2013, it is mandatory to provide buyers or tenants of buildings, or parts thereof, with an Energy Performance Certificate for rentals exceeding four months. Our team of architects and court-appointed experts has over twenty years of experience.
Along with the Energy Performance Certificate, we offer to register it with the Madrid Regional Government, including this service in the price as a special courtesy to our clients.
